What is an EICR?

An Electrical Installation Condition Report (EICR) is a thorough inspection of all the fixed electrical wiring and components within your property. It checks the safety and condition of your electrical installation against current UK standards.

The inspection covers the consumer unit (fuse board), wiring, sockets, switches, light fittings and earthing. The engineer checks for deterioration, damage, defects and anything that could be a safety risk.

When is an EICR Required?

  • Every 5 years for private rental properties (legal requirement since 2020)
  • When buying or selling a property
  • If the property is over 25 years old and has never been inspected
  • After major flooding or fire damage
